Broward County Announces "Notice of Commencement" Documents Now Being Recorded Electronically at Government Center West

BROWARD COUNTY, Fla. – Broward County’s Records, Taxes and Treasury Division announces that customers needing to file a Notice of Commencement (NOC) are now able to electronically record the required documents at Government Center West, 1 N. University Drive, Plantation. The NOC is folded into the permitting application and electronically recorded within minutes, providing customers with a time-saving one-stop NOC process.

“We are pleased to partner with Broward County’s Permitting, Licensing and Consumer Protection (PLCP) Division to offer a more streamlined and efficient approach for our customers wanting to file a Notice of Commencement,” said Tom Kennedy, director of the Broward County Records, Taxes and Treasury Division. “This technology improves the Broward County customer experience, saving users’ time and money, and it furthers the County’s ‘Go Green’ initiative.”

Florida law requires a NOC to be filed and recorded on construction projects with an estimated value of more than $2,500. A certified copy or affidavit confirming that the notice has been recorded must be submitted to Broward County and a second copy posted at the job site. The NOC contains detailed information including property owner, financial institution, job site address and contractor. It also protects the property owner’s title to the property.

Broward County has implemented a variety of ‘Go Green’ initiatives in an effort to reduce energy consumption and move toward reducing greenhouse gas emissions, thereby reducing the County’s carbon footprint. NOC electronic recording is anticipated to save thousands of trips to Broward County’s Main Recording Office in downtown Fort Lauderdale each year. More than 22,000 NOCs were filed and recorded during the past year in person at Broward County’s Main Recording Office, 115. S. Andrews Ave., in Fort Lauderdale.
